1. The site and the founding list
- Joining the founding list costs nothing and obliges you to nothing. We email you about the project; you can leave with one click.
- Everything on the site about the cabins is a design in progress. Every image is a concept render. Drive times, dates and prices are stated as estimates and will change. We say "about" because we mean it.
- Nothing on this site is an offer of securities or an invitation to invest. Hytte Hollow does not sell equity, revenue shares, or any financial return, and we will not ask you to invest.
- The site is provided as is. We are not liable for decisions you make relying on estimates that later change, beyond refunding what you have paid us under sections 2 and 3.
2. The Founding Circle membership
This is the only thing we sell today. It is $50, once, not a subscription. It is capped at 500 members, $25,000 in total, and the cap is there for a reason we explain below.
2.1 What arrives the same day you pay
- Your name published on the ledger, if you want it there.
- The private members' group.
- Every drawing, cost model and county filing as it is produced, including the ones that go badly.
- The weekly build record, and a vote on named decisions.
This is what the $50 buys. It is delivered whether or not a cabin is ever built.
2.2 The stay credit
- Your $50 becomes $100 of credit against your first stay, and first choice of dates in the order you joined.
- The credit does not expire, has no cash value, and may be given to someone else.
2.3 Refunds, and exactly when they end
- Refundable any time, any reason, no questions, by emailing hello@hyttehollow.com. Paid within 14 days. We will not try to talk you out of it.
- You get the whole $50 back. The card processing fee is not returned to us on a refund, and we absorb it rather than deduct it.
- If your payment is more than about six months old, card networks may no longer accept a refund to the original card. In that case we pay you by bank transfer or cheque from the account the money has been sitting in, and we will ask you for the details at the time. Allow 10 business days.
- The refund right ends when we close on a parcel of land. At that point your $50 converts to the $100 stay credit. We will email you before it happens and publish the recorded deed and the date on the ledger the day it happens.
2.4 Two dates we do not control, which protect you
A refund right that ends when we decide is worth very little. So it is bounded by two dates:
- If we have not closed on land by 31 December 2027, we refund every member in full, automatically, within 30 days. You will not have to ask us.
- If there is no cabin here available to book by 31 December 2028, you may request a full cash refund — whether or not we bought land, and whether or not your credit has already converted. Paid within 30 days of your request.
These are real because of the cap. 500 members is $25,000, which we can return out of an existing line of credit without selling anything. A refund promise the seller cannot fund is not a protection, which is why the cap is not a marketing device.
2.5 We reserve the right to move the area, and what that gives you
We do not own land yet. We are working to site Hytte Hollow in Page County, Virginia, in the Luray to Stanley corridor. We reserve the right to site it elsewhere if zoning, utilities, price or the land itself makes that corridor unworkable.
If that happens, we email you and reopen your full cash refund for 30 days, even if your credit has already converted. The same applies if the cabin specification changes substantially from what is published on the cabins page, or if either date in 2.4 moves. Your money should not be locked into a project that has become a different project.
2.6 Where the money sits
Membership money is held in a separate account, not mixed with operating funds, and appears on the ledger as committed by guests. The ledger shows what it is spent on. It is never counted as revenue.
3. The founding release of stays (when it opens)
- The release sells single, dated stays: a stated number of nights, a stated arrival window, at a stated price. Each stay is one booking, not a right to future stays. Hytte Hollow does not sell timeshares or multi-year use plans.
- Stays sold in the release are fully refundable until we break ground, on request to hello@hyttehollow.com, within 14 days of the request. We will tell every buyer in writing when groundbreaking is scheduled, at least 30 days before.
- After groundbreaking, a release stay converts to a transferable credit for its full value at Hytte Hollow. The credit does not expire. If the village is not built, the credit is refunded in full.
- Founding Circle members choose dates first, in the order they joined. Others choose after. Dates are confirmed once the opening calendar is published.
- If we cannot honour a booked window, you may choose another of equal value or a full refund.
- House rules, occupancy limits set by the health department, and check-in details are provided before arrival and form part of the booking.
4. Payments
Payments are processed by Stripe. Your card statement will show HYTTE HOLLOW. Prices are in US dollars. Applicable taxes, including Virginia state and Page County transient occupancy taxes on stays, are added at the rates in force when you stay and shown before you pay.
5. Disputes
Write to us first; almost everything is solved by email. These terms are governed by the laws of the State of Florida for the site and the membership, and by the laws of the Commonwealth of Virginia for stays at the property. Any court proceeding must be brought in those states respectively.
6. Changes
We may update these terms. The version that applies to a purchase is the version in force on the day you paid, which we keep on file and will send you on request.
